Mandarin Oriental Hotel Group is bringing its first standalone residential development in South Florida to West Palm Beach.
The company announced plans for Mandarin Oriental Residences, West Palm Beach, a 31-story luxury waterfront tower set along the Intracoastal Waterway. The development, which is expected to open in 2031, will feature 87 private residences and mark a major addition to the city’s rapidly evolving luxury real estate landscape.
Developed by Great Gulf, the project will include a collection of two- to four-bedroom residences, along with two multi-level private villas and a full-floor penthouse. Each home will feature private elevator access and expansive wraparound balconies designed to maximize views of the Intracoastal Waterway and Palm Beach.

The tower is being designed by Moshe Safdie’s Safdie Architects, with interiors by Studio Munge and landscape architecture by ENEA Landscape Architecture.
According to the developers, the residences will combine resort-style amenities with Mandarin Oriental’s signature hospitality services. Plans include a rooftop pool deck with cabanas and spa amenities, a state-of-the-art fitness center, a pickleball court, garden lounges, and a waterfront pool area designed to resemble a private beach retreat along the Intracoastal.
The property will also place residents near some of Palm Beach County’s most recognizable destinations, including Norton Museum of Art, The Royal Poinciana Plaza, Worth Avenue, and CityPlace.
